Resident Information Sheet

Welcome to Indian Springs Park. As one of our valued residents, the staff will do everything possible to make your residency here as pleasant and comfortable as possible. You, in turn, can help in that process by making yourself, your family and guests aware of everything required of park residents. In this regard, please read your Lease Agreement and attached Park Rules and Regulations very carefully, as we expect you to fully abide by all the terms, conditions and rules contained therein. While all rules are important, please pay particular attention to the following rules, as they are ones that seem to cause the most problems.
Rule A-1 Pertaining to rent payment.
Rule A-2 Pertaining to skirting of mobile homes.
Rule A-3 Pertaining to pets.
Rule B-5 Pertaining to additions and modifications to Premises.
Rule B-12 Pertaining to operating a business enterprise out of Premises.
Rule B-15 Pertaining to allowing unauthorized persons in Premises.
Rule B-21 Pertaining to parents' responsibility for children.
If you have any questions concerning the above rules or any other aspects of your residency, please call the park office. In regard to Rule A-12 pertaining to utilities, the following information should be helpful in getting your utilities connected. PLEASE BE ADVISED THAT ALL UTILITIES MUST BE BURIED UNDERGROUND AT LEAST 12 INCHES! Also, the various other telephone numbers might be useful as you establish yourself in the area.
RESIDENT UTILITY INSTRUCTIONS
ELECTRICITY (ENTERGY - 1-800-368-3749)
Customer deposits are made with ENTERGY'S office at 8105 Baseline, Little Rock, AR 72209. Homeowners are allowed to connect their own electricity but are required to get a permit from the City of Bryant. The telephone number is 847-0292. If the homeowner does not connect his own electricity, he is required to have a licensed electrician. The Electrical Inspector for the City of Bryant is Wayne Moore at 847-0292. Concerning the upgrading of 100 amp service to 200 amp service for all electric homes, Indian Springs is obligated to provide the breaker box, ENTERGY runs new service lines to that box and the resident is responsible for everything else, including contacting Bryant's electrical inspector to get an inspection sticker. Once that has been done the inspector should contact ENTERGY to set the meter and initiate electrical service. ELCTRICAL SERVICE LINES MUST BE BURIED IN CONDUIT UNDERGROUND!
GAS (Centerpoint Energy - 800-992-7552)
Contact Centerpoint Energy at this number for instructions on making customer deposits. Homeowners are allowed to hook up their own gas, but they are required to have it inspected by the Gas Inspector for the City of Bryant, Mike Sullivan, who can be reached at 847-0292, Extension 36. If the homeowner does not hook up his gas, he is required to have a licensed plumber. ALL GAS LINES MUST BE BURIED UNDERGROUND!
WATER/SEWER (City of Bryant - 847-0292)
Customer deposits are made at City Hall's office at 210 Southwest 3rd, Bryant, AR 72022. Homeowners are allowed to hook up their water and sewer lines, but they are required to have it inspected by Mike Sullivan at 847-0292, Extension 36. ALL WATER AND SEWER LINES MUST BE BURIED UNDERGROUND!
TELEPHONE (Southwestern Bell Telephone - 800-246-8464)
Customer deposits are made with Southwestern Bell. ALL TELEPHONE LINES MUST BE BURIED UNDERGROUND!
CABLE TELEVISION (Comcast Cable 375-5755)
Customer installation, service requests and payments may be arranged at 801 South Scott, Little Rock, AR 72201. ALL CABLE LINES MUST BE BURIED UNDERGROUND!
ARKANSAS ONE CALL 1-800-482-8998
State Law requires all utilities to be located and marked prior to any digging or drilling. In this regard, before any homeowner has anchors, fence posts, etc. installed, they must call Arkansas One Call at 1-800-482-8998 to have the utilities located and marked. Arkansas One Call requires two days notice prior to any digging or drilling.
